An attorney-founded real estate investment firm.
Blackacre is attorney-founded and principal-led. We acquire what others find difficult to own and return it to productive use.
The firm acquires assets others find difficult to own, properties encumbered by distress, vacancy, or obsolescence, and returns them to productive use. Where most buyers see risk in complexity, Blackacre sees the source of basis.
Every acquisition is underwritten to a single standard: a purchase price below the cost to build the asset again. From that footing, the property is repositioned to its highest and best use, most often stabilized multifamily and mixed-use.
Blackacre partners with a limited number of families and institutions who share a long time horizon and a preference for ownership over speculation.
Underwriting first.
We buy on basis, not narrative. The margin of safety is proven at purchase.
Design as discipline.
Repositioning obsolete buildings is a craft. We are judged by the quality of what we deliver.
Ownership, not exits.
We are principals who hold what we build for durable, long-duration income.
People
A small firm, deliberately. Everyone here builds.
Dalen P. Hanna, Esq.
A real estate attorney turned principal investor, Dalen has personally closed hundreds of millions of dollars in transactions spanning acquisition, leasing, construction, finance, and syndication. He built Blackacre on a simple conviction: the best deals are the complicated ones everyone else walks past. His reputation is for getting those deals across the finish line.
Maha Banno
Maha directs strategy and operations across acquisitions, development, financing, and construction management, turning plans into delivered buildings and buildings into performing assets. Known for sharp financial judgment paired with an exacting design sense, she approaches every development as if she were the end user, and it shows in the finished work.
Alex Levine
Owns portfolio performance after acquisition: budgets, business plans, and the numbers behind every property.
Anas Kesto
Runs conversions from demolition to delivery, holding schedule, budget, and quality on every job.
Nathan Kallabat
Drives lease-up across residential and commercial, from first showing to signed lease.
Rolland Marin
Keeps every building to the Blackacre standard, every day it operates.
Preston Francis
Keeps the books current and the reporting on time.
Oversight
Every acquisition Blackacre pursues is first presented to its Investment Committee: a standing group of roughly ten independent advisors who serve without compensation, hold no economic interest in the firm or its transactions, and are screened for conflicts on every deal they review.
The committee brings decades of scar tissue: seasoned real estate developers, investors, and operators, alongside attorneys, CPAs, and specialists in lending, construction, and appraisal. Their mandate is not encouragement. We ask for criticism, pushback, and the flaw we missed. No acquisition moves forward without facing them first.
